In our first meeting we will hear your plans and listen to your vision. We will discuss details such as initial works, any potential DA requirements, as well as any preliminary consultation needed to ensure a smooth process.
The following services are included in the full BLS Experience.
stage 1
Preliminary Process
Upon Client approval, Bold Lines Studio shall proceed with the following:If the project happens to be a renovation or an extension, a site measure-up will be required and will need to be drawn appropriately into the modelling software.
Site Investigation will be carried out to ensure the project factors in the landscape in which the site is located.
Development of early-stage sketches, these sketches will be presented in the form of mud mapping on yellow trace along with descriptive notation indicating how spaces will work with one another and how they will integrate with the site
Provide preliminary concept plans, completed in the software to provide further clarity.
Engagement with a Structural Engineer may be recommended for preliminary structural drawings (dependent on project size and complexity)
stage 2
Colours and Selections (Phase 1)
An initial consultation will be scheduled to establish the overall look and feel of the project
Preparation of design development mood boards (digital), including key area imagery and proposed internal and external colour palette
stage 3
Development Approval Documentation (if required)
Preparation of Development Application documentation for the lodgment of council approval
Liaise with the necessary consultants and appointed Town Planner
Respond to the council RFI’s and liaise with the Town Planners upon advice that may be given to achieve a Development Approval
stage 4
Design Development of Concept Design + Colours & Selections (Phase 2)
If council approval is required, it is important to note this stage of work will be on hold until approval has been confirmed via a decision notice
Development of preliminary concept plans into a preliminary tender package
One appointment is allowed to review the wet area and joinery design before proceeding to the next stage. Additional works requested post changes are made will be subject to additional costs
Additional photorealistic renders requested will be subject to additional costs as noted in the Standard Hourly Rates and Fees under ‘3D Visualization Designer’ & '3D Visualization Designer (Variations)’.
stage 5
Building Approval & External Consultant Coordination
One appointment is allowed to review the documentation package before submitting it for building approval and proceeding to the next stage. Additional works or major changes requested will be subject to additional costs.
Preparation of tender package ready for external consultant review
Liaison with external consultants and incorporation of consultant coordination into the design as required.
Conformance with NCC in conjunction with the appointed Building Certifier.

Construction Documentation + Colours & Selections (Phase 3)
Preparation of final working drawing documentation
Coordination and integration of finalized external consultant input with architectural documentation
Issue of Detailed Builders Specification of Selections & Finishes
Issue of Final Working Drawings
stage 7
Construction Services & Site Visits (Optional)
Answering requests for information (RFI’s + RFC’s) where clarity is required via phone call or email and formally responding via email or RFI documentation.
Review Shop Drawings of the following: Joinery, Glazing, Steel
Limited to one site visit (maximum of 2 hours) of specific construction elements and prototypes relating to quality and design intent where requested (monthly or as agreed)
Attendance at regular formal site meetings or site milestones (monthly or as agreed).
stage 8
Marketing Services
Can be commenced upon completion of Stage 4 but no earlier. While we understand it can be important to commence marketing prior to construction, it is important to note that Stages 5 & 6 may cause some inaccuracies or changes to the design. If changes are required for the marketing material to be amended or updated, they will be subject to additional variation costs outlined in the ‘Standard Hourly Rates & Additional Fees’.
Preparation of Marketing Plans with external consultant
Liaise with our external consultant and issue photorealistic renders as agreed upon
Liaise with external marketing agency consultants for any relevant physical or digital content requested
